Gafford Property and Homes has announced plans to deliver 232 new housing units across Lagos State and Ogun State as part of efforts to address the growing supply gap in Nigeria’s suburban residential property market.
The real estate development firm disclosed that the housing projects will target middle-income earners and young families seeking more affordable options outside congested urban centres, where property prices have continued to rise sharply.
Speaking on the development, a representative of the company said the initiative forms part of the firm’s broader strategy to expand access to quality housing while responding to the increasing migration of residents from city centres to suburban communities.
“Our goal is to bridge the widening housing deficit by delivering well-planned residential units that are both affordable and accessible to Nigerians who want to live within commuting distance of major economic hubs,” the company said.
According to the firm, the projects will be spread across emerging suburban corridors in Lagos and neighbouring Ogun, locations that have witnessed rapid population growth due to infrastructure expansion and rising demand for relatively cheaper accommodation.
The company noted that the housing units will include a mix of terrace houses, semi-detached homes, and compact family residences designed to meet the needs of first-time homeowners and working professionals.
“We understand that many Nigerians are increasingly priced out of central urban property markets, and this is why we are focusing on developing suburban communities that combine affordability, quality construction, and modern amenities,” the statement added.
Industry analysts say the planned development comes at a time when Nigeria faces a significant housing shortage, estimated in the millions of units, with Lagos remaining the epicentre of demand due to its large and rapidly growing population.
Experts in the real estate sector have also pointed out that suburban development in Lagos and Ogun has accelerated in recent years as improved road networks and expanding economic activity continue to push residential growth beyond traditional city boundaries.
The developer said construction work is expected to proceed in phases, with the firm expressing confidence that the new housing units will contribute to easing accommodation pressure while stimulating investment and employment opportunities in the construction and property sectors.
